For cash flow, I'd recommend checking out the Triad (Greensboro, Winston-Salem, High Point) or Fayetteville in NC and Sumter and Florence in SC. 

He is great with investors and can find deals that cash flow much easier, including some off market stuff.

Either look out of state for the something like the brick 4plexes built in the 80’s that look the same 40 years later.

Follow up re-engagement and appointment setting.

It's also easier to figure out all of the pro's and con's a head of time to avoid lost time and money.  

Check their nightly rate, occupancy and amenities.That will give you a pretty good idea of need and profitability.

Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?
