I was going to avoid that because I am 42 with a wife and 2 elementary school kids, and although I have the motivation and free-spirit to do that, my wife is quite conservative and wants that nice dream house =) Which I definitely want to provide.

Downside is initial investment per Unit ( 1-2 bedroom apartments ) will need about 30-40k renovation, 10-15k furnishing and if you hire people like me, it will cost you another 20k from getting the long-term tenant/vacant  and unrenovated apartment out to your first MTR tenant in your dream MTR property.

@Kenneth Soles  I have done this too many times to count.and after all the years of dealing with folks that lost their home be it tax foreclosure ( very very rare on the west coast by the way)  or Trustee or Sherrifs sale ( most common).Rent back can work but usually turns into an eviction shortly .Sell it back is another pipe dream.. unless your willing to owner finance it.. then you have the dodd frank stuff if you want to be letter of the law compliant.

It is good to dream big and have long-term plans, but you will probably need to start with a few 50 k deals and then a few 100 k deals and somewhere down the line you can start talking about millions.
