Then you need to be able to manage that money, manage the project, pay distributions….If you don’t have any real estate experience or money I would say your chance of failure is 99%.

Would it be fair to split purchase costs and then distribute equity and cash flow 50/50? 

A paused distribution not so much.

Anything like check fraud, burglary, drug distribution etc. is a automatic no.

I would be doing this to gain the anonymity of the Wyoming LLC, limiting my liability regarding the property to the LLC and also gaining the creditor protections of Wyoming law, since it only provides for a charging order that does not permit a creditor to force sale, direct distributions or acquire an LLC interest, even for a single member WY LLC.
