I was just listening to a podcast where the guest was saying that any information the property owner volunteers can be considered a "deliberate act" (that is probably not the exact term, but I forget) which allows my insurance carrier to deny any claim.Second, my W2 job is such that I cannot easily miss work, outside of paid vacation (which is scheduled months in advance), I only get 3 personal days per year and I try to reserve those for weddings/funerals/family emergencies.Despite those concerns however, I will probably end up writing the letter.

@Dan MummWell, I have really run these properties like a business (keeping reserve, running CoC, annual return, growth... etc) I’ve had them both for over 14 years and this is the first big expenditure I’ve had so now that I’m looking to move into being more deliberate expand I’m shifting my record keeping to be in line with everything I’ve been learning in the last few months.

People who are selling typically have a timeline and financial situation they're motivated by, with the option you're deliberating on it not only ties them onto the property for a longer period of time but exposes risk to the fact that they've locked up the deal with you - you could have performance issues - and tied with this other seller for a home they want to get rid of.
