Thanks, after an inquiryto the local sheriff's department , mr. landlord toned down his stance, didn't bring police back,  gave more time, no more threats.

I guess I could get hurt a bit if rates are high when that happens, but in a 'crash', the Fed is going to bring rates back down.4) The real threat seems to be in overpaying for a SFH or MFH in a market with less than stellar growth prospects.

Partial rent to "compensate" for the sewer issue is not an optionThat's your angle...As soon as threats of lawsuits fly, then hire a lawyer and let them do their job...no more contact with them except through the lawyer.You aren't going to WIN this situation...best you can do it stem the $$ damage and move on...fix it and sell it off..... lesson learned
