Thanks, after an inquiryto the local sheriff's department , mr. landlord toned down his stance, didn't bring police back,  gave more time, no more threats.

From death threats to tenants being murdered to overdose to theft, property damage, fire, destruction, damage & everything else in between.The purpose of this blog is to peel back the curtain on the Property Management Business and show you some of the real life things that have happened to me or members of my company 1st hand.

There's several potential threats to the neighborhood and particularly our street but I'm not sure how much they would affect the rentability.  

I guess I could get hurt a bit if rates are high when that happens, but in a 'crash', the Fed is going to bring rates back down.4) The real threat seems to be in overpaying for a SFH or MFH in a market with less than stellar growth prospects. 

Partial rent to "compensate" for the sewer issue is not an optionThat's your angle...As soon as threats of lawsuits fly, then hire a lawyer and let them do their job...no more contact with them except through the lawyer.You aren't going to WIN this situation...best you can do it stem the $$ damage and move on...fix it and sell it off..... lesson learned

Seriously, my Property Manager threated me that If we don't take this potential tenants, the tenant will sue.

I think initial the small bump in interest rates coupled with the very real threat of interest rates will scare buyers on the sidelines in to the market.

Do not make threats during that conversation.

The owner/landlord of the other property is as hands off as possible but did try to remove the roommate until he was scared of by threats of litigation.

Threats to call the state and the MLS just make you look ignorant of your trade and like a blowhard.
