we all don't have crystal balls into the future.. but I think the only risk in this is sub prime is sub prime and that always carries risk..

If I had a crystal ball and knew what was going to happen in 3,5, or even 10 years, I would quit my day job and just "predict the future" for a living. 

But if you offer CFK, the conditions need to be crystal clear, documents need to be signed, etc.
