It seems impossible not to trip the breaker, even when just running a fan and the air conditioner it has tripped on us in the middle of the night.

The front house is pretty much ready to go, just needs a little paint in the kitchen and I can get $1200-1300 p/m but the air conditioner will go out in about a year which will cost around 8k. 

It seems in great conditioner at a fair price, besides the fact that the owners smoked inside for around 15 years.

I want to increase the rent to $1500 which is still under market and offer them free air conditioner if they sign it within 10 days.

Aside from opening an account on BiggerPockets to further educate my real estate interests, I've come to ask for some opinions and advice on my current situation with my landlord.
