Its not uncommon here in Vegas for short sellers to rack up $5-10k in delinquent HOA liens as the HOA have ridiculous and exponentially compounding late fees..  

@Yeng Hawj, You are calculating your debt as a reverse compounding effect. 

@Jay Jasunas doesn't it only make sense to put more money down initially if you believe that you won't be able to compound your money greater than the interest rate on your loan?

Once you start to get in the thousands of dollars in security deposit value, you could gain a few extra hundred dollars at the end of the year, and you could keep compounding the earnings into new CDs and eventually a snowball effect will be created. 

And dare I even bring up the compound interest of having $30K to invest for 20 years.   

I'm hesitant to pour a ton of self leveling compound due to added weight on the foundation may cause more settling damage. 

So, to compound a death in the family, and to manage an estate sale, greedy Heirs, and the fear of making the right choice need that extra special attention.   

I’m on the side to think that rent control laws tend to compound issues, so I certainly wouldn’t like to see them expanded.

I am still working, not needing monthly income, do you think it is ok to propose change the term to receive one payment at the end of the 5 years (say the 90% principle plus the interests compound yearly)?
