Also check windows to see if they are being left open in the winter and when doing inspections glance at the thermostat to see what people have it set to.

My go-to response is always: Do you have a Move-In Inspection to document the home's condition beforehand?

The 3 of them will gross closer to 4K, net about 3K, per month. 

So, in reality every month your moving close and closer to sucking out months/years of profits via items aging out, cap-x coming to bear.

I do that inspection myself because I know a lot about small residential buildings.
