Medical bills is one thing, and a landlord will be more amenable to help someone who has some chronic condition that left them broke.

*Insert long winded personal story here*, and now I'm 49, chronically ill and exhausted, but finally in a position where, if I can figure it out, I think I could start some real estate investing.

I have CIRS, Chronic Inflammatory Response Syndrome.  

There are exceptions if the non-spousal beneficiary is disabled or chronically ill.Previously non-spousal beneficiaries could stretch the IRA distributions over their lifetimes. 

Additionally, she is used to the lifestyle that my dad used to provide while he was still working and she currently spends about $6000-8000/mo (a lot of which is also medical expenses for chronic conditions), so she withdraws from the stock portfolios to supplement current spending.

This has worked well, but we are adding more units so it will get harder to keep track of who got the waiver and who didn't, I will be doing away with the policy.In my experience, they are either paying on time, all the time, having an issue once or twice, or chronically late.  

I have had 5 heart surgeries, I have degenerative arthritis, I am on the autism spectrum though I am high functioning, and had to deal with a chronic depression for about as long as I can remember. 

One factor which could have a big impact on California real estate prices, but I don't hear discussed very often still, is the chronic drought conditions in this part of the country.
