The property was in Lawrence and yes I will be using the fix and flip line of credit to build up a portfolio of BRRRR properties and save tax money on those.I will be paying the capital gains on this property so that I may qualify for the $500K line of credit.

@Lawrence ChenThe first step I’d do is write down your goals and expectations for an investment - what cash flow do you want, how much time do you want to spend, what condition of home, what about a market attracts you, etc.Then once you have a better idea that, I’d recommend to start reaching out to agents who are also investors so you can learn how the local markets are operating and how the on-market MLS compares to off-market deals.Overall, the Midwest is great.

It's much safer to invest in areas outside Interstate 465, minus areas such as Lawrence which is a beast different from any other.If you want to attract good renters buy in good school districts too.

Looking to purchase Clayton or Champion Modular (Tiny House) for use in Florida - any insight/experience with modular housing in Florida would be much appreciated.Financing is available directly by some manufacturers (Clayton) and by 3rd Parties for other manufacturers products (Champion).There is additional benefit in not having to pull building permits in Florida if modular product is 399 SF or less (I believe)Here is LINK of Champion products fitting this model: https://www.championhomes.com/...
