Tile or Vinyl plank flooring in kitchen and bathrooms?

If the PM installs faulty plumbing that later requires the entire bathroom to be ripped out including tile, walls etc to re-install correctly, this should fall on the PM's E&O policy.Another example, what if the PM was responsible for installing the railing?

A prospective tenant views the apt with me, and I tell them "What you see is what you get, aside from a good cleaning, if you were to move in here, this is how you would get the apartment" .....then they move in and it's "what about this little paint blemish on the wall, what about that 1 cracked floor tile in the kitchen" ......I shut it right down.

All framing / tiling / Rock / etc is done on the personal crew.

I have a 900 sqft condo in Naples FL that needs all new bathroom, new kitchen cabinets, new tile flooring throughout, and paint.

I would also replace the old sewer lateral out to the street, which is made from clay tile.

If you did the rest of the house I would probably just do the tile at least. 

While I prefer newer homes with tile roofs and stucco siding in good residential neighborhoods. 90% of Vegas SMF is the opposite.
