Oh Thankyou so much for a reply :)The area is near N63rd St, Leavenworth Rd, Yecker Ave, Roswell Ave and N62nd St, Sunset Hills Christian Church and Sunset Plaza Shopping centre are in the area are all in the surrounds of the section of Webster Ave I am looking at buying the said home in........A little bit further are Thomson Park and Eisenhower Park and Eisenhower Middle school all seem to be close to Webster Ave section I'm looking at.

The cost of implementing sub-metering will depend on how the property is plumbed (i.e. is there already a separate run to each unit from a mechanical room; are their T-lines running down the centre of each floor; or does the plumbing wander from one unit to the next (common in larger homes that have been converted into multiple units).

Ideally, you would make each property its own cost centre, but if you make the book keeping too elaborate it will become too much of a chore and it won't get done {just ask my accountant ... and our new book keeper}.

You are practically next door - I use to cycle out your way and stop for breakfast at Blacks on a regular basis.There are opportunities in our small Cities in the Maritimes, and probably a few in those smaller centres with a stable economy ... sounds like you have found your start.

Where this is a local governance bylaw, you will find communities provide a variety of ways to regulate the size and occupancy of an accessory unit.Here a accessory apartment in the basement of a single family dwelling must conform the the following:(a) Where permitted, basement apartments shall: (i) not result in more than 2 dwelling units contained in any converted single detached dwelling; (ii) be secondary to the main dwelling unit, and not exceed 75 m2 or 75% of the floor area of the basement, whichever is less; (iii) contain a maximum of 2 bedrooms with the floor area of each bedroom not exceeding 15 m2 ; (iv) be completely self-contained; (v) require 1 on-site parking space, in addition to the normal requirements of the zone; (vi) not permit a group home, tourist home, home occupation, child care centre - small or child care centre - medium on the same lot.
