Hey @Angelo Aguirre,I feel the most powerful tool in your belt right now is the power of using an Assumable loan to purchase your next house. 

Rust Belt (like you are looking it) is OK but pretty economically depressed.

But the neighborhood was happy to see them in their cheap white suits and yellow belt detectors which never alarmed.

Background: I have one flip under my belt and when I started, I promised myself I wouldn’t just plateau, I’d go bigger with each project.

Most sellers/homeowners only know 1 way to buy & sell, you the investor should have multiple acquisition tools in your tool belt that fit your investment style.

From a practical standpoint, get some reps under your belt with even a 2-6 unit multifamily on your own. 

I have a few properties under my belt that have been live-in-flips, but now I'm ready to jump into BRRRR or other strategies.

Since myself And another partner are local we plan to live in the first one while we understand the process of what it takes to build and get some experience under our belt then the plan is to scale from there, really just need to get our feet in the door to which I appreciate the connect with Jennie.

If you get a couple hundred under your belt, youl'll be on your way to building that investing muscle.
