I have some money put away but I am trying to avoid 20% down on the next property.Any recommendations on how to best finance property #2 with these pieces already being in place?

It amazes me how some do reject any and every piece of guidance they receive like people have a reason to lie.

again, no dog in this fight, but as someone who runs a debt fund I am pretty sure I can piece together what occurred based on reading SEC filings and the above. 

Properties are pieces of markets. 

A piece of advise if he lays hands on you or your son immediately go to court and see if it qualifies for a peace order or similar. 

Reaching out to multiple brokers in the area and building relationships with them will probably be the most important piece.

I think one critical piece is being overlooked.  

Pay the money for a piece of paper or go let my guy take on the project?

Often times when a builder/buyer moves too fast, or is too busy and overlooks a key piece of due diligence, the unethical ones will try the "scorched earth" method and blame everyone but themselves, even when they know it was their own mistake, and they'll see if they can scare you, the seller, the title company et al into paying damages/fixing their problem.
