Maybe concrete single-family 1-4 units depending on the price point and cash flow.Also there is no real MLS in Puerto Rico you need to find an agent for each area you want to look at.

I know there's seller finance and "B" lender that are good for the short term, but if a balloon payment is due say in 5 years, there's no guarantee that my DTI would be in a better place then I'd be stuck without funding.

Effectively no, otherwise everyone would do it and there would be no rent controlled buildings.If the property becomes vacant there are scenarios you can remove it from rent control.

Hey @Robert Ellis, so I have no performance data for you on this topic, but you can try and scour AirBNB and VRBO in the areas you are building and see what other homes are bringing in.

I was able to turn my place into two units so no shared spaced helped a lot.
