Hey Ben,Unfortunately, most banks won't lend on purchases under $35k, a lot won't do a mortgage under $50k.This is both good and bad I suppose.

Can he comfortably cover the payment is he gets a POS tenant? 

This can he voided with a large company with maintenance but maybe not if they are busy as well.
