Pull your tenant-landlord laws for your area and arm yourself with as much education as you can about being a first time landlord. 

I have been consuming as much education/reading regarding out of state investing as I can as well as literature regarding buying larger buildings (not quite the syndication level) although I have been reading that material as well to digest.

Assuming they aren't using the property personally over the allowed number of days. 

@John Lasher I considered it education, like a certification or minor degree.

The less you "do" the more you have time to educate others.  

If you're a landlord, then you'll want to educate yourself on the local laws.

Given that there are many properties around that have higher ratings and aren't that less good (and don't have such comment in their reviews), I suppose that it's more of an issue in our case.I don't believe that.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
