You're talking needing plans, architect drawings, engineering study, a zillion permits and inspections.I just don't see a lender lending on this kind of deal without that person having major experience that includes some ground up or extensive rehab work.If you wanna "break in" to the financing world, it is not impossible at all. 

You can easily take between 8 and 14 months getting permits and that's with a great drafter or architect (which we have). 

An Architect would be your best person to reach out to.

Build a team of trusted people / advisors (ie contractors, lenders, realtors, wholesalers, drafters, architects, title reps, escrow officers, etc to m are sure you all achieve success!)

We have spoken to to builders with in house architects.
