I had a "emotional support cat" in one unit which ultimately (after moving out for unrelated reasons) was acknowledged by the tenant's guarantor as completely unlicensed/trained/anything.

The images/video records to a memory card so you have to go to the unit, take it down, and review the pictures manually.In either case, I would notify the tenants - in writing - that you are installing the cameras and make them acknowledge your notice so they can't complain later.

They acknowledged that I had a perfect pymt record on other properties but it still had to be cleared by their “investigations unit”. 2 weeks later they finally turned it on.You might consider looking for properties that are just cosmetically inferior......e g lots of big flowery wallpaper, pink tiles in the bathroom, etc.

You have proof that they have vacated the property (save that text)...in fact, respond to the text with something like, "I am acknowledging that you have vacated the property as of X date, and have surrendered the keys.

As a PM I return calls/emails as quickly as possible or at least say "I'm really busy at the moment I'll call in X time".In any event, acknowledging the contact at a minimum.
