It's just a little less master-panned than Summerlin (IMHO).  

I have chosen a few markets around the USA to begin with including Des Moines, Salt Lake City, and the beautiful Pacific Northwest (I know large area, refining based on potential relocation) to start with but trying not to limit myself at this point.

And with a good drain pan, when they eventually leak, you won't get a bunch of damage to the home.

I would look for a market with solid cash flow but that is likely to appreciate and has a history of appreciation (do your research but maybe the Pacific Northwest has cities that meet this criteria).If you do decide to invest in San Diego I would suggest looking into a owner occupied (house hacking) detached duplex to quad financed via a VA loan. 

And pray tell you find the multiunit that is all vacant, you'll be paying a very high price for it- what pacific heights was selling for pre boom.

Your list of cities/school districts pans an area larger than the entire state of PA.
