What areas are good for catering to travel nurses in NOVA? 

I am a registered nurse in the NJ/NY area looking to start investing in real estate.

I was thinking of doing MTR in Madison, since I think there should be a demand for travel nurses and students,but I don't understand how does the numbers work so the houses are so expensive.Would love to chat with more experiences investors. 

When qualifying in this regard, since this is considered variable income, you will need at least 12-24 months of receiving this form of income, in order to use it for qualifications, similar to travel nurses.

I've considered doing MTR to travel nurses with the other rooms (would need to furnish the bedrooms). 

I retired my wife who was a nurse 2 years ago from the rental income.

You could start with targeting travel nurses and other traveling professionals while you try to work your way into the film crowd. 

I looked at buying a duplex in Sacramento and doing a long term rental and STR/MTR on the other side to travel nurses/business people.  

Are you going to be providing the services for assisted living: nurses, caretakers, cooks, etc?

Our property manager aims for getting the work-from-homers, traveling nurses, etc vs going after the vacationers and it's doing well to the point of we don't get to use it as much as we would like!
