I don't think you would blindly buy but make sure you have your ducks in a row. 

I've been looking at investing in KC, and am a blind out of stater.

What I found is the Aussie were so focused on % returns they got blinded ..

Then you can simply have a 10 day window in between and because they left it in such good shape its a handyman for 1 day doing something like replacing blinds their cat destroyed or a few easy fixes. 

I've heard that a lot of the Sub-To deals that the bank's have previously turned a blind eye to are having their Due On Sale Clauses enforced now that rates are remaining higher for the foreseeable future.How ya'll keeping the grift going now that the buck is due?

I know "first time" operators that have raised $50mm blind pool funds, but "first time" means they have 30+ yrs of experience in their specific asset class of real estate.  

So to the uniqueness, my father in-law is blind his brother is also blind and they're both seniors. 

The "blind-pool" nature allows some REITs to invest in whatever they want whenever they want. 

I would rather build relationships rather than shoot blind seller financing offers on the MLS.Also, what markets should I look into?
