Personally I think if you're planning to hold this thing for 10+ years and you guys are not financially strapped to where this decision greatly affects you, lock in a great rate today and you won't even think about it 3 years from now.

For someone strapped for capital, the additional ~$10-20K saved by not having to furnish a property is a game changer.

I also know how strapped for time they are when it comes to learning new marketing methods, creating content, setting up funnels from top to bottom, etc. 

I've used Ted Lanzaro as Mat mentioned and I'd highly recommend.
