I just launched a section 8 tenant myself - albeit I do have an empty unit that's proving challenging to rent at this time of year :(

Ideally it is also a launching point so that after the intro period you should be a better cash position and able to fly on your own.

--I'm not sure about a hot tub, but a pool, and especially a heated pool, definitely increases revenue.Last year, I helped in the same community where someone jumped the gun and launched his listing with homemade photos, mediocre descriptions, etc.
