Driving a car is legal, as long as you follow the rules.

@Zach Denny  Similar to what Minna posted above, I have done with a local portfolio lender bank where they set their own lending rules. 

I had to live in the property due to the FHA occupancy rules, so I had about an hour and 15 minute commute to work every day.I settled on Tilton (small town in central NH) because the property was right and it cash flowed very well, and was quite cheap (at the time... 240k), I could get the loan to get into the building and own 4 units.

It seems simple, but it's not a DIY thing because of technical rules that are different depending on circumstances.Or, you can pay a lawyer to file an ejectment lawsuit, the developer can pay a lawyer to defend the lawsuit and redeem, and the developer will also be responsible for reimbursing your legal fees, plus interest. 

Based on IRS Private Letter Rulings (PLR 200805012 and PLR 200901020), development rights can qualify as like-kind property for a 1031 exchange if they are considered interests in real estate under state law.

Many just ignore the zoning rule though.

That's why I tell a lot of my clients that it's a perfect time to invest right now when you can still find the 1% rule and positive cash flow especially in properties here that are still 120-180k in purchase price.

The 3x rule is just a rule of thumb.

But with the recent change to depreciation rules on overseas properties, perhaps Japan is worth exploring again.Sorry I don't have much to add, but I've been following this conversation for the past couple of days and figured I'd say "Hello!"

As a business, a judge will expect YOU to know all the laws and legal procedures.Make a minor mistake and the judge is unlikely to give you a break and may rule in the tenant's favor.The judge will see the tenant as a consumer and may give them a lot of leeway in court, even give them borderline legal advice.You are in over your head, not having the knowledge to properly handle this.
