Also, important to confirm they will be warrantable condos for end buyers otherwise it will be very difficult for end buyers to secure financing and thus purchase the units.

As already mentioned, you could sell via seller financing to lower AGI, as all you would have to claim is the payment income - until balloon payment received.Did know an investor that had 14 properties paid off and he moved into one every two years to then sell with the $250k single exemption.

If you go with commercial financing you can put them in LLC names and you won't have those restrictions - but will have crappier financing terms - like 5 year locks instead of 30 year.)We bought 12 houses in 2018, 10 in 2019, and 9 in 2020 before prices went skyrocketing.
