When things go wrong the “passive investor is helpless to do anything about it; sure he can display his displeasure by emailing the “sponsor/manager”, complaining on BP or Facebook; report his frustration to a governmental agency.  

Also I never buy anything from anyone on facebook, while you may think "hey whats $20", its learning to know who is and is not honest in this space and people like this typically are not going to be honest.

Local real estate meetups, REI clubs, and even Facebook groups can connect you with experienced investors and potential mentors.When it comes to finding mentors, focus on providing value; whether it’s offering to help with projects, sharing market insights, or just being a reliable connection.

I get a lot of ads on my Facebook feed regarding investments that may do that looking to hear from someone that is been successful in reducing the liability and not lose money on the new investment
