For any LP who is likely spending a minimum 25k investment, this is a no-brainer expense, and quite small.

SO many more options and the reduced responsibilites and work loads are under valued until you deal with them.. lol Also when you factor in management fees it can be quite comparable in net proceeds, without the wear and tear on the property and furnishings. 

There are many unqualified LOs, that are almost about to quit because their pipelines are so dry, that they will tell you anything to pull credit, order an appraisal, and switch terms on you at the very last minute. 

Paying ~12% of the loan in fees/closing costs is quite high.

It seems like the court was quite aggressive on some of those notes.

Because they get discouraged and quit.

Not quite all of them because I found that if there's a holiday sale on Wayfair or other sites, that discount is better than through Minoan.

Find the potential quite appealing.

I will be moving to Austin myself in two years, since Austin market is quite dried up, thinking of investing in SA as OOS.
