Personally, I'm not interested in owning anything that doesn't cash flow at least $500 per month because there's just too many things that can go wrong in REI and I want the properties to earn their keep both in appreciation and in cash flow.

In the meantime, as this is built I will continue to earn income elsewhere so immediate cash flow is not necessary, and long term growth is prioritized.I freely admit that despite some of my other qualifications in business, I am a novice in the world of real estate investment.

If they are adjusting the amount they can lend because the margins are too thin or telling you the deal metrics are not checking out it is likely due to the expected earnings not being sufficient.

Yes, Spain is one of the countries in which banks will lend to non-residents (they generally don't) but Spanish banks are much more conservative than US banks so it's more difficult to qualify, especially if you don't earn W2 income.
