I'll give you an example, I almost wholesaled a piece of land that was about 20 minutes away from a couple of casinos and inevitably there was a lot of traffic that went by.

Well I did some digging on whitepages, and bingo I was able to find the sister in law, and cold called her (a first lol)Sister in law, really wanted nothing to do with the house and stated that the sister in law had a gambling problem and that the house was worth nothing because of the money owned to the casinos.

Isn't it mostly just casino business and not much other big businesses, so if the only thing fail or not doing good, then it will drag down the entire city so we should look for cities with more than just one single big business?

I think this borders on insanity.Take your cash (and family, though I'm in the camp that thinks kids in Vegas for vacation are not the best idea) to Vegas and gamble in the casino.

This is like asking a casino-paid gambling consultant to help you beat the house - it's a conflict of interest as few buyers agents (who are also paid on commission) are truly motivated to negotiate themselves to a smaller sales commission.

Easton kinda got their act together (having a large local college on your north boundary helps), Bethlehem got a shot in one area (then again a couple billion $$ casino doesn't hurt either)... but look closer at where a fair amount of casino workers are living.So Allentown gets an arena - small, but decent enough (saves traveling to Reading for theirs).
