For me it doesn't depend on any further info, except if there is a compelling reason to have the lawn area in place of the garage.

The other factor with this: I think many (not all) of the buyers today that are going in with negative leverage (artificially buying down a short term rate cap does not create positive leverage) are going to be in trouble.

The roofs were updated in 2021.All units are currently occupied on month-to-month leases, with three tenants paying $1,425 per month and one tenant paying $1,300 for handling lawn care and maintenance.

If the tenant wants to rent it two months from now, I will hold it for two weeks and then they start paying rent, utilities, mowing the lawn, etc.
