Am I overthinking it, or is the underwriting...Depreciation (with or without Cost Seg), Mortgage interest, normal operating expenses? 

Am I expecting too much to go lower than $250/sq ft?

Am I correct in this assumption?

Am I missing out on a key detail?

We are all work against each other interest actually.Now if my rehabbing cost is 1/3 of contractor in Ohio, doesn't mean I'm wrong of doing business lolthese days i don't even ask my contractor about the cost to rehab something, sometimes i know the cost after they did the rehab, becoz we have absolute trust to each other. lol , am i do it wrong?

or am I simply just going straight to an attorney and telling them the verbal agreement and having them draft up the necessary documents? 

Am I missing something? 

I don’t find the exchange of different ideas and conflicting opinions stupid, nor am I upset if someone has an opinion that differs from mine.
