At one noise complaint we send a text and email, at the second we post a 7 day curable notice, at the third day it is a 7 day non-curable notice, and if they aren't out after the 7 days its eviction.

But any improvements are at your risk.. the redeeming party just owes you your cash plus in our state 9% and any VERIFIABLE expenses you paid to protect the asset.

easy to build, rent, refinance repeat. might not be your market. look at the underwriting model. we underwrite every deal not only with fresh comparable but market economics change. land costs go up or down, construction costs go up or down, design modifications improve the property, comp sets can get more favorable or less favorable.

One thing I will say is they've come a long way and they are very good at taking direction.
