Now we are going back and raising our rents from 45/55/65 to 55/65/75 by size on older rentals. 80 of the 115 units will get a notice for a $10 per month rate increase.

It was around 45 days out from the end of the lease term (June 30th) for my tenants per the lease they signed and I physically had to ask the status of my tenants receiving a lease renewal and not one, but two property managers have no idea if my tenants had been sent a lease renewal nor did the property managers make any attempt to reach out to me to check in and see what I wanted to do as the landlord with a lease renewal.

It used to be almost 45% of all sales back when I started, today it's about half a percent and many are not great deals, because the work will cost more than the discount you get.

Owner just needs 45 days to move out, is motivated to become a tenant if buyer prefers to not renovate until next year. 2nd floor tenants are on a month to month lease for $550.
