This is actually they entire reason I started my own PM company- I believe that the % you pay is for them to handle the day to day stuff like this, seems unethical to charge more when they actually have to put in some work.

Talk to your insurance company - depending on your deductible and potential increase in future insurance you may or may not want to put in your own claim.I would also probably consider cutting my losses and getting rid of the tenant asap.

While I'm not a STR expert or an attorney, I would recommend to all investors to take their properties out of their personal name and put in an LLC to reduce your personal liability.
