i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

Also, having a rehab budget already laid out with explanations on how you got the numbers would help and is definitely a plus when I look at deals even though I typically wont use their numbers it at least shows a little more effort. 

You definitely wont get an app like that for free, so how much would you be willing to pay to a company to submit it for you, vs spending 10 minutes once a month to submit taxes? 

The lease was up recently and the tenants destroyed my property causing $10,000-$15,000 in damages.

One bad tenant can ( and have) quickly destroyed a year+ worth of profit.I agree with the vast majority of what you said.

@Kyle Knudsen, There's a couple reasons why this wont work unfortunately.1.

I tried to work with my tenant but they cut off all communication with me and wont respond to anyone.

This destroys the credit of the original owner who can then sue the subto buyer.Another issue is if the subto seller claims they were taken advantage of by the subto buyer at a vulnerable time (pre-foreclosure) and an attorney or regulator raises the question of equity skimming.

I have not done much work to my personal home in Hollister since it wont make me any money in the short term.

Online metrics can be good, but they wont paint the whole picture.
