When I am sending the notice to my rental and I know they are not there I send it certified, signature required, no not forward, and the post office returns it back to me for no one signing it and the webpage gives a day to day accounting of the letter's travels.

And then there are others that are just pump and dump due diligence schemes.. now when i googled this company their web page came up .. but there is also complaints and a rip off report link.. so i would read all that stuff first.. take it with a grain of salt.then look deep within and ask yourself if with your business acumen and 2 to 3 years of tax returns.. and your fico and your cash reserves can you do a 1 plus deal.

There also is a webpage about someone investigating Brian Page course to see if a scam and concluded that it his course is 'next level and legit'.

Some areas have specific departments or webpages dedicated to housing or zoning regulations that can provide detailed information.Another effective approach is to connect with local real estate agents or property managers who specialize in short-term rentals.

Just because a guy is a "guru" or has podcasts or has a professional webpage doesn't mean he isn't a crook or doesn't become a crook at some point. 

And tons of webpages seem to just copy from room score I have tried to find out more with google and asked local Atlanta hosts and nobody had heard anything about that.
