The people you get to know at these meetings will teach you the vocabulary, the hot markets in your area, what vendors to use (attorneys, contractors, subs, title companies, lenders, etc.).

There is a huge community there for you to learn from.Hook up with them and learn the vocabulary and the business.

That's a great starting place.Also, look for landlord association meetings in your area and attend to learn the vocabulary and laws.The best way to learn is to do, so owning rentals is the best class in property management!

@Jay Hinrichs I admit I increased my vocabulary looking up definition of hoary,  meaning old, white or ancient... but point well put and found way to Howey test (1946) for securities is broad and can be applied to  JV's, LLC and general partnerships As such, those being a sponsor of agreements should have proper legal counsel to advise them appropriately with caution,  as mentioned its all great until it doesn't go right and money is lost. 

Prices went up so high so fast, I don't think "sustainability" is in the vocabulary for King, Snohomish & Pierce counties.
