The best will often ask for nothing until they set foot on the jobsite and really start with site set-up and demo. 

I plan on doing the following:- Full gut demo - done- Extend third floor to rear of building envelope and raise ceilings.

He finished the kitchen demo and removing all the carpet including the tack strips.  

Today is demo day.

They offer regular demos so if you're interested, I recommend you schedule a demo.

The house needs lots of repairs and has a lot of zone violations, might be up for demo, so they walk away.  

I currently have a 5 unit 3 of the 5 units recently completely renovated and demo is almost complete on the other 2), a duplex, and a single family home (our house, future investment home though).
