Second floor can just use the front stairs, and first floor is unaffected - minus construction to be worried about.

@Dennis Maynard I personally have used debt to grow my net worth significantly over the past year, so without hesitation I will borrow at a rate under 5% to invest any day but much above that I'm gonna have to look at things, I also dont like that debt messes with my dti to lenders which only matters with lower income, so what I would ask is how would you borrow in a way that wont show up on your personal credit, so that you can invest with it and have unaffected dti?

Ok, so playing devils advocate (I've always believed in low LTV for safety), and out of curiosity; If you only lose money when you sell and make when you buy, and I have no plans on selling during the downs of the up and down cycles, and if my cash flow is unaffected / unrelated to market value swings, and I keep more money in reserve should I over leverage and push LTV to say 95% - is this a bad thing?

And if US was to go into a recession, is the assumption for the Canadian RE market still the same or do many think Canada will be unaffected by this?
