The combination of families looking for more space, good schools, and a quieter lifestyle has been a big driver of demand.For my investments, I’ve noticed:High tenant quality: Families or professionals relocating to suburbs like Naperville and Wheaton tend to stay longer, which helps with stability.Increased competition: It’s definitely tougher to find good deals, especially in top-tier school districts.

My first 2 purchases were in a market on that list, and while the year round occupancy and revenue has been solid, it is much tougher to buy now than 1-3+ years ago.

Hey @Katherine Lewis, I have always felt this was a tougher row to hoe overall.It's not that it couldn't work, but the juice might not be worth the squeeze.If you go all in you have to do it for the long haul.

Some want equity which is a little tougher to structure but possible.

Eventually the masses will catch on and then the model is tougher to continue to do. 

not everyone's family situation or commute or lifestyle permits it, but it's a great way to get started.it's also just objectively tougher to find good deals now than it used to be. 

After talking with an operator I felt he was a good choice for a tenant and he mad a great offer above market for the apartment so we agreed.In the past I would usually rent my own units and to stay competitive I would keep an eye on the rentals in the area and try to be one step above if I could....This time that was a little tougher as the neighborhood hasn't gotten very trendy. 

In today's tougher economic environment, I have recently experienced two cash calls.  

The STR market is getting tougher, but definitely still some great areas to invest in.
