Like @Collin Hays said, it is being driven more by neighbors tired of poor STR owners not keeping things sorted.We only look for places in vacation areas with a long history of owner driven STRs vs big cities and the like.

So the lead gen from Bigger Pockets and other places where one can publish their real estate content is going to get flooded with more looky loos and tire kickers, whereas before there were so many ultra aggressive investors one would probably not notice the looky loos and tire kickers as much because they were easier to ignore.

investors can figure on 10 to 12% return on PMLs   generally they are short term 6 months to 18 months.. in my 40 plus years at PML I find most investors started as landlords then tire of it and start to diversify.
