In both areas an investor has to do adequate due diligence to figure out where to put their money and can't just rely on sponsor marketing.Personally I don't think crowdfunding (and old-school syndications) need to become more like public markets for better protection (as those markets are afflicted with their own fraud problems).

If your policy is to accept applicants with "income that is 3 times the rent", then define how you interpret "income" (e.g. income is W-2 wages excluding bonuses and overtime) you won't have to deal with tenants afflicted with what you call "absurd" disabilities.

This book is worth its weight in gold, and is something that I will continue to re-read throughout my career(along with my Real Estate Fundamentals and Practices book).I was also pleased to find out that all proceeds of the book sales goes to fund Alzheimer's research(my uncle suffer's from this terrible affliction).I thought I would share my impression of this outstanding book, as I found that it assembled all the pieces of the real estate puzzle for me.Thank you to Rich Weese for sharing your years of successSebastian

In addition to obtaining the agreement to follow the Posted Rules for Entry and the prevention plan, the visitor assumes the risk of entering the property and the visitor attests they are not, to the best of their knowledge, afflicted with COVID-19, among other things.
