Too many headaches for cash flow on paper (which is actually negative in reality) : stolen AC unit (thieves climbed a 7 ft fence), attempted break in (alarm scared intruder away), repair issues, winter weather (make sure someone turns up the heat on a vacant property).

How do you keep out squatters, trespassers, and thieves?

We have to find a way to catch these thieves.

These people throw up a website and think they are business owners, when in reality they are thieves, cheats, and abusers. thank you for your time.

Also the AC unit was stolen before tenant moved in (thieves climbed a fence) so I'm out $4700 (labor and unit) - didn't file an insurance claim because my premium would go up.

I think she does not want the hassle of finding/fixing the water thieves to make the business worth keeping.

Our government pours so much money into new laws aimed at landlords, but they don't do anything to go after the real thieves.

There is another site that calls the owner Paul and his wife scammers and thieves.  

I for one missed your posts.. being on the lending side for decades this is something we deal with daily.. and its never going to stop.. you have the bad judgement folks , you have the inept and you have the out and out thieves.. part and parcel of what brought these folks to this situation is highly risky assets that take a ton of work to figure out and work out.
