It can get what I call wear stains where people sit or lay their heads so that coating will keep that at bay.Start keeping an eye on Craigslist, FB marketplace and OfferUP for good used furniture.

JD, I'd agree about cat pee.....it has something in it that will make you see Jesus, even with a respirator....But that house that had 9 dogs locked inside of it had this beautiful wide-plank flooring, Ponderosa Pine...unbelievably gorgrous.....I had it sanded once and got about 50% of the smell, twice, maybe 75 %....third time got 95%.Primer/paint did little.....finally had to have the walls and ceilings skim coated with new texture...throughout the entire almost 3000 SF house.

Then cabinetry, countertops, and final coats of paint (I have the base and case pre painted before install so that caulk and paint touch ups for the nail holes are all that is needed).

And most will be able to pay the taxes when they come due, and put on a new roof, and put on a new coat of paint.As well as replace the carpets, cut the grass on a regular basis, replace the windows, reseal the chimneys when the liners crack, etc..It's unlikely that that these homes will fall into the slum category in 10 years or so, and make the asset underlying the loan virtually worthless.Or just vanish when the place starts to fall apart too much, due to no down-payment (no skin in the game 100% loans).Said the lawmakers who approved this.
