These resources will teach you how to handle the various tenant problems you are guaranteed to face if you invest in real estate. 

Your job will be to find an investor-friendly brokerage willing to teach.

Even if someone in these forums were to teach you a creative financing strategy that required zero out of pocket cash and the seller was willing to accept those deal terms, you still aren’t qualified to own real estate with your current balance sheet.

Their are a few podcasts on seller financing and note investing I think those would teach you a-lot if this is really something you want to pursue.

I can probably teach it, but I won't be spending that kind of money for the platform and I doubt people who wants to learn are willing to pay for the platform and tutoring fees. 

I recommend reading the book traction and following EOS - they have a one page business plan that is awesome to follow. any planner can work it's a matter of creating the plan and how to monitor and follow through with it which eos teaches

His model is the exact opposite of what most gurus teach.
