The mindset of sourcing and buying internally has helped sustain us through the lean times. 

We don't spend anywhere near that much nor do we go through 2k worth of linens, kitchen stuff or furniture.

I claim if you properly allocate for sustained expenses this is negative cash flow. 

Therefore one of the most undervalued skills is the ability to continue to earn income independent of the real estate performance as you scale until the real estate alone becomes sustainable.

If you undercharge, you’ll be paying out of pocket, and that’s not sustainable.

My focus is on properties that are slightly positive in cash flow, while also offering capital appreciation potential, and ideally being self-sustaining in the long run.During a recent visit to LA, I didn’t quite feel confident about the current state of things there.
