Right now the will is still being processed though the surrogate court but when it's all done He's not sure how to handle this.  

They're adults...if their momma couldn't teach them how to act, what makes you think you can?

WC carrier only surrogates if they can demonstrate negligence and there is another insurance policy in line.

The guy does not see me as a friend (long story but the house I own was previously his baby mommas house), I don’t know anything else about his personal circumstances, and I don’t know exactly what he would need.

IF you had knowledge and capabilities to self-manage and lease than yeah, it would be an option, but you don't as you said so it would be like me saying "hey, I'm on a sinking ship and know nothing about boat repair, what do I do" and they say "oh, it's easy, boat mechanics are BS, just google it and you will figure it out", yeah no, Momma didn't raise no fool. 

Or call his momma. 

By looting the estate prior to his death, there is no estate to probate, no heirs to deal with through the Surrogate Court system...
