Long time no see!

So I think you hit it right on the nose with your question of someone having knowledge but no license.

But a good buyers agent will have their buyer reeled in they wont just be led around by the nose ring..

Some brands are better than others for having the nose pieces for the front of the stairs.

If it looks abandoned I have been known to put my nose up to a window to peer into it to see what I can see.  

Don't come with your hand out and your nose up.

Lets face it, the regular buyer/seller aren't that sophisticated, so somebody has to 'lead them around by the nose'. 

I'm going to keep nosing around, but if you've done anything with modular homes since your post, I'd love to pick your brain.

You can drive by them, you can maybe press your nose against a window to look and see what you can see if the property is abandoned... but you don't know what you don't know about the property.We have bought 4 properties through foreclosure.  3 worked out about as we expected.  

Hopefully it's not one of those days when @Kory Reynolds rubs my nose into a gap in my knowledge.
